    Pros +

    • This boutique property is away from the busy stretches yet you can walk there if you wish. There is a laundromat within 100m, as well as 2 supermarkets. Of course many eateries as well. The staff are very friendly and helpful. The room was so quiet and spacious.
    • Very clean and contemporary, close to bus stops
    • Good location and very big room with all facilities and great design. Incredible value for money. Definitely a wonderful option in Kyoto.

    Cons -

    • Long walk to attractions but easy bus connections to everywhere
    • nothing everything was great.
    • The only small upgrade that would have been nice would be a microwave either in the room or available on the floors or in a public space. I believe there was a microwave in a staff area but we didn’t want to ask to have things heated up. This wouldn’t deter us from booking again but it would be a nice addition for guests.

Staff were very helpful and professional. A small hotel which feels more personal. Room was nice and spacious. much larger than average hotel in room in Japan. Clean room with great amenities and great location. Would definitely stay here again.

    nothing everything was great.

Beautiful, large, comfortable rooms. Gorgeous bathroom. Incredible location downtown, but quiet on a little side street. The staff was incredibly sweet and helpful. They helped us call a bunch of restaurants to find an available reservation which was a huge help. They also called us a taxi when we needed one.

Our room was spacious and comfortable, we enjoyed having breakfast delivered daily to our room. We were able to walk to many nearby attractions every day.

This was the largest room and most comfortable bed we’ve encountered in Japan. It’s a real king size bed, not two twin beds pushed together. The room is so relaxing and spacious. There is a closet for all your clothing and suitcases, a kitchenette area with a table and seating and the bathroom is quite big. The shower had a standard head and a rain shower head and the bathtub was very spacious. The staff was very friendly and available whenever needed. There were also water dispensers on every floor to fill up water bottles and there was a nespresso in the room for coffee. We would absolutely book this hotel again.

The only small upgrade that would have been nice would be a microwave either in the room or available on the floors or in a public space. I believe there was a microwave in a staff area but we didn’t want to ask to have things heated up. This wouldn’t deter us from booking again but it would be a nice addition for guests.

Really great location, easy commute to most of the tourist spots. The room is also the biggest I’ve stayed in in Japan and the bed was also very comfortable!

Friendly staff, clean room, inquired each day about our needs and cleaning preferences, very easy everything. Huge room with separate seating area was a great plus. Excellent value for the quality room. Thank you.

    We were happy with everything.

Staff is very helpful and nice, walking distance to main shopping area. Hotel is not 5 star hotel, but booking.com rating system is really untrustable. Hotel is honest their sending message that they are not 5 star hotel and have not any 5 star hotel facilities.

Breakfast was not fresh, and they do not have breakfast room, they bring to your room in the morning. It is not 5 star hotel breakfast also.

Really, really great room. Tons of space and very well thought out and decorated. Good location, walked to most places and subway very accessible.

Is very calm. The staff is very nice. The rooms were very large. It was a comfortable, quiet oasis. The surrounding neighborhood is also very quiet but very close to a lot of the temples and tourist attractions.

Our stay was better than we could imagine. On a side street, close to the action. Big rooms and friendly staff.

    Nothing!

The little zen garden on the terrace, really cute. The wooden finish, really aesthetic and the blackout was super handy to battle the jetlag.

I think this was the most comfortable bed we slept in the entire trip! We loved the cute sitting area too, and having a bathtub felt so luxurious. Everything we needed in a room.

The only downside I would say was that there was no way to enjoy the two TVs in the room as an English speaker. Seemed only to hook up to Japanese tv. Having the ability to sync to our own Netflix accounts for example would’ve make everything perfect for the downtime we spent in the room.

This is is more of a 'residence' hotel--it has no restaurants, but we did order the breakfast which was delivered when we wanted it and was delicious. The people that work there couldn't be nicer and the hotel is in a perfect location for walking to restaurants and shops on Shijo St., one of Kyoto's most popular streets. The room is spacious with a nice eating area (with a refrigerator and a coffe/tea making area), comfortable king bed and a nice-sized bathroom and bathing area and a walk-in closet with safe. The air conditioning works well and the people working there are very helpful. Shifo St. is literally a few steps away and we took a nice 20-minute walk up to Shijo-Jo Castle which was a fascinating visit to the Shogun era.

i suppose it would be nice to have a 24-hour restaurant in the hotel but we liked the hotel the way it is and there are so many restaurants just a minute or two away on Shijo St. that we never missed having a restaurant in the hotel.

The location was a bit far from the city centre, the bus which was a 5 minute walk away took you directly to the centre or the train station. At night, the quiet streets came alive with local restaurants opening and welcoming us to dine as tourists. The neighbourhood was quiet and safe. The room was spacious, comfortable, modern and extremely clean. Additional space was available as a lounge area which included a small coffee table and tv. Fridge, kettle, iron and tea and coffee were made available and a balcony for some fresh air was accessible.

Not a thing! The photos listed on Booking.com and the website are exactly how the room looks.

Excellent location. Room was so spacious and very clean. Staff was extremely helpful.

    7ElviraPosted on: 4-15-2025

    Big rooms

Ecological cleaning- means they only clean your room once in several days. They will fold used towels nicely but that also means that you never know where is your towel and where is the the towel of your family! No lobby- it’s more like bed and breakfast, no restaurant, no coffee bar
